The chain of title lists the ownership history of the property which includes everybody who has bought and sold the property in question. All the names should be spelled accurately and transaction dates must be accurate in order to prevent the title from being clouded which could pose a problem for the buyer.

A tax and judgement search is also done to make sure there are no unpaid or past due taxes and judgments on the property. If either one is unpaid or past due, then this would allow a government entity or a private company who may have done some work on the property to place a claim on the property. This will allow them to put it up for sale even after the buyer purchased the property.
